Just be very clear about when the transition takes place, how the tenant should contact you, and how they'll pay you.Also be clear with the PM about when you expect deliverance of funds, keys, and documents.

Really - my question is two fold. 1) What unique contracts/documents do I need to be prepared with to move forward with these types of transactions assuming I am 2) What should I pull in attorneys, title companies, etc.. for?

They should see you in person sign documents and check your ID.You can go to a bank or UPS mailing store where there is a notary.
