I have a good amount of cash and high personal cash flow and could definitly purchase something (duplex/SFH/etc) and pay it off within 3-5 years so i would be fine, but my ROI would only be in the 5-7% range which i can easily beat on the stock market or doing lending through lendingClub/prosper which both would require lots less work.

The advantage of using a consultancy is they are already aware of what they need to know because it is their stock and trade and they amortize the investments of time and money over a number of clients and customers.

I don't put much stock in the BBB unless they have complaints filed, being a member means nothing.Talk to them, when you hear some loan orgiginator saying things like, "We can get this done real quick, it's a slam dunk" or "I'll try to get you a better rate" be leary, loans usually take so much time as the lender is dependent on others getting things done and a bank isn't going to cut a rate for a single conventional conforming loan.
