Just in general Dave Ramsy's envelope system works good. 

@Peter R., if the agent is stating that they can't produce any records from the MLS or from CoStar (commercial database), then yes you should ask to see some submitted contracts.  

@Stanley Kong  There are disclaimers on listings.. any item on a listing is subject to second party verification.I really like the big bold one on the Charleston SC MLS system" if square footage is important measure"  this clearly denotes sq. ft. is estimated if you want it exact you need to do your own measuringIn the foreclosure or distressed asset business some of the best deals are when the bank or seller mis states sq ft..

@Jay Hinrichs, I agree that there are a lot of things that can go wrong during a construction project, but I'm using a modular system of building, so we don't have all the headache of bad framing/roofing contractors, etc etc.I appreciate the input!
