So long story short there is a 3600 sq ft property in a nearby town that is tourist centered.

Near the urban center, 10000’ lot could easily support multiple units.  

I'm still living in Sioux Center as a student and will graduate in may, when I will move wherever my job takes me (civil engineering) and my future wife (nursing).

my only recommendation is to stay away from any big call-center type lending options.

The reason there were a lot of bank foreclosures in my town of 10,000 was that Amazon closed a distribution center here.  1500 jobs lost overnight. 

The neighborhood amenities will include: pool, splash pad, playground, fitness center, pickleball court, and more.

The cost of missed opportunities.Where do you stand between living for free house-hacking in the suburbs (a house with three roommates), as opposed to 'losing' $1000/mo house-hacking a duplex in the city center (no roommates), and being closer to all the opportunities for social and professional networking that now become a lot more accessible and frequent?

When the new loan limits come out, just call your loan officer and ask how it impacts you and if it increases your buying power. 5 minute phone call (assuming it's not some over-systematized internet lender or call center, but a place with humans).
