You might not be able to beat that top earner if they have something you can’t achieve (ie lake front or better views), but knowing what amenities matter in your market is an essential step in determining what you need to provide. 

I try to read books on different kinds of realestate investing and house fliping and I do think that they are useful but the information never seems to have a correct fit.

For context, I currently have 2 multifamily in NYC (2 family + 4 family) that were bought over the course of 10 years.
