Hi John, Being myself quite new to the REI world, especially in the LA area, I won't be much of help although I was never able to find any good buy and hold properties in this area of mid city (permitting 10% cash on cash while paying mortgage).

What I like about John Jackson's operation down in Texas is that he puts the tenant buyer in FHA loans.
