What are my financial options and how do I pursue it i.e. crowdfunding, grants, investors, traditional financial institution( I understand this process), GAP funding or community housing development dept?

Google stock has 1,000s of well educated analysts running numbers on its value, large commercial or residential properties are looked at by dozens if not more institutional investors with entire divisions dedicated to determining the value of an investment while 4-plex or smaller is full of inexperienced or uneducated investors.  

I want to be able to lock down a deal then go raise capitol via my investors while I  sort out the lending institution.

And when you start to get into institutional assets the circle is still small.  

Deborah,That's actually how I got wiped out (financially) in the early 80's.Oddly, I later became a student of the Institute of Real Estate Management (IREM) where they teach apartment management line by line and make you right a comprehensive report about an apartment building.Those classes are not for everyone, some will learn by trial and error and many, of course, already know everything.But I just wish I had taken those classes before I bought the "White Oak Apartments."

As long as you have a preapproval letter from a reputable institution, your role wont be so much as the qualifier as it would be the selector of the buyer with the most suitable offer and the best likelyhood of closing.
