Now if someone works from home and has that flexibility I can see it work.

All these creative methods will require some level of flexibility on the sellers part.

Private financing is super flexible, so you can really do whatever you want.

Also by showing them I was using it on a primary residence down payment they gave me a 30 yr term which is nice having the flexibility.

This will be much more expensive.Portfolio lenders, usually small local banks, they will be more flexible but may want experience or a prior relationship as a good customer.

If something else works better I'm flexible.

I follow these rules because I like to keep built-in flexibility to my process so I can easily issue rent increases and other rent term changes.

We stress the flexibility, my favorite thing to say is "say, you get a promotion in another city, you shouldn't be held back or stressed by a a lease to do better"... it's a nice twist to, "if you don't pay-- i take your security deposit and get someone in there ASAP."   

This market is always changing, which means investors need to be flexible.
