If it's a package loan it seems like it would be more involved to refi or sell one of the four in the future because each was offered as part of the collateral.  

That said, 1) do you have the time to be there (receive packages, shop) for that or would you rather oversee it?

So bottom line contractor owes you money.. lumber supplier has a legit lien most likely and you will pay twice for the framing lumber.and by the way 7500.00 for framing lumber for a house is soooooo cheap if that was the entire framing package we pay 30 to 50k for lumber and truss's for a 2k to 2500 foot home out our way.. 

So when you can come in and take a whole package of them, your making it possible to 1031 over those funds which is saving them a ton of capital, it's more then reasonable to split that with them right?

I just bought a four appliance kitchen package in stainless for less than $2K for the total package.

So far we have looked into Gridium and  Manager Plus but they seem to have too much included in their package.
