Hello Experts,                       I am seeking your insight into buying a newly built house from an owner who recently closed the property from a builder.                     

I’d like to work with a builder who has experience knocking out cost effective 3bed, 2-3bath rentals.

We're in a unique situation with her being the W2 earner and my role being the 'wealth builder', but what I take from your advice is to set expectations upfront, be open in communication, and stay malleable because shifts in the plan are likely.

If not, how do builders estimate cost of building?

Because of the pandemic I moved and am now working for a single family home builder in Northern Alabama (Hyde-Homes).Coming from an older city I have seen thousands of different building types, styles, heating, lighting, flooring ect.

This would fall under way more than a turnkey investment as the builder is high quality and maintenance would be minimal for 5-10+ years, so I like the "easy button" aspect of this option.I like the long-term equity play on this, but there is obviously a very low cashflow, so curious what others more experienced folks here suggest I should think about on this decision...???

Some years ago, one of my properties was the "twin" of the house next door (same builder, same year of construction, same floor plan and condition). 

I plan to rent BnB for as long as the market allows while maintaining a viable sale exit down the road.I'm also still deciding between stick vs. modular and am leaning towards modular for energy efficiency (title 24/desert/off grid), quick timeline (builders in the area are booked 6-12 months), and ease of oversight.
