Obviously players at your scale are in a different boat than many on BP, but when I see people posting about how they want to pull money out of their IRAs and 401(k)s to invest it in their real estate plans, I do worry for them.My real estate goals are modest, and easily achievable using the approach I am using, while managing for risk.  

Bank, commercial, Hard Money Lenders, Private Money, Friend & Relatives, Syndication, Subject To, Wraps, Lease Options, Land Contract, Assumption, Seller Carry Back, Seller Financing, Sell Your Speed Boat, Cash, I probably have left out a few but how am I doing so far?

Hello Troy,I was in the exact same boat, 2 years ago, and I got overwhelmed by the information available on the internet till I found a good turnkey provider who educated me on relevant things. 

I am in a similar boat as I just graduated college this past year.

I've just bought my first property in Bristol RI, so I'm in the same boat as you :)As for lead, my partner's relatives have been in real estate for a long time.

I was in the same boat a year ago where agents and sellers would be a bit weary of my offers and likely think I am wasting their time or not take the offer seriously. 

We just work with a local boat rental company and steer guests towards them to rent all sorts of watercraft.We also don't have to be worried about gators...
