I have never done a lease option but I would have thought this needed to be addressed during the packaging of the deal.

We do our best to mitigate problems as they arise, provide clean, well maintained properties, address issues promptly - but ultimately, high maintenance/high problem tenants get evicted or don't get their lease renewed.

I have tried looking through county assessor websites, but those are tough without the specific addresses.

Hello again everyone,As I drive around Atlanta, I always keep my eye open on potential deals by writing down the address of a property that appears to be in distress.

From what I've heard, in our area builders tend to be much more accomodating when it comes to VA buyers.I'm soooooo glad you addressed the 1%, 2% and 50% rules.  

My father makes much more than I do, so we supplied his history first.However, his credit history was filled with every address I have ever lived at , plus properties he has never had his name associated with.
