At one point they got a whole load of donated NEW dryers; these were gas dryers.The good news is that around here lumber prices have decreased significantly from their crazy high over the past year or so. 

I’m guessing they will have other fees above the $95 and if you don’t offer 2.5-3% to the buyer agents, you’ll get very little action....which means few viewings and a lower sales price.

After crunching the numbers, everything looks perfect.My real estate broker however just came back to me with some news: the zoning of the sector only allows the construction of one of the 2 buildings on that land. 

After summer if you rent it 5-8 days a month until next season you will be lucky.There will be tone of competition after the summer, so I would not rely on it, look at it as bonus if it happens, but make your calculation as if no action happening.
