Excellent cash flow above expenses that would push me over my goal for annual income from "passive" investments so it is a big deal I want to do and willing to invest in heavily, but also want to have the best strategy and know who to go look for about financing it.Assuming a std 25% down requirement, I can afford it, but would be maxing out our investment capital (thus no new projects for a while or not with cash anyway, I do an occasional rehab flip here and there).

For $20, you can file a Form CD 110 in Georgia to change the name of the LLC:http://sos.georgia.gov/acrobat/corporations/Name%20Change%20Amendment%20For%20Liability%20Co.pdfYou can change the "registered agent" (the person/company listed as the primary contact) by updating the information when filing your annual registration -- it's $50.

., The SAFE Act has killed Lonnie Deals, MH dealers are pulling thier hair out with it.The returns can be better, now ask do you really earn the difference...Cheap MHs are full of tenant and maintenance issues, not saying you can't get a good tenant, just saying they are fewer and far between, just don't turn yourself into a slum-lord

Kris- it's Ashland area - downtown location- mile from commuter rail- 6 miles from rt 9- 30 min to Boston- the apartments are in pretty good shape - some more updated then others - the tenant quality is a C at best... but the units are small 1 Bedrooms so I've been hesitant to put too much work into them other then general maintenance...

I think the SDIRA route could be tough to use as a way to rehab homes, collect rents and pay a lot of property maintenance bills but there are plenty of people who do it.
