I would argue you might find it hard to get a San Mateo home at $800K though, for what it's worth Zillow has the average at $990K which feels more appropriate to what I've seen them sell for.

Some of our lending partners can finance up to 16 properties per borrower (credit score).It can be argued that paying off your properties may not be the best strategy to maximize your cash-flow, among other benefits.Last but not least, do NOT accept "no income" as an option.

This isn't to say we don't have any "bad" neighborhoods - but I would argue a C in salt lake county (even west side) is some level of A or A+/- in a lot of other markets.

So if renta due on the first you send out letters with amount due on the 15th (giving them 2 weeks) , take the manager out of the equatiom completely.But if they are actually collecting then maybe implement a little bonus incentiveAlso for late fees just have it be a one time ding , otherwise youll spend more time adding days and arguing with tenants about when the checks were post marked and itll just be a huge headacheAlso never take cash.
