It’s not easy doing both but if it was, everybody could do it.Build your team, get one deal under your belt, learn from that, make edits and corrections to reduce the mistakes and timelines, then go do more.

Wife should not have paid final installment because, of course, electrician has failed to close the permit because he has his money (our mistake - never pay until job is 100% done even if what is left seems inconsequential and easy).Building a team is only part of the task.

In my 5 or 6 years of access to this website on a full time basis, I have never heard that the interest rate matters on any deal, just know what you'll be paying when you do an evaluation or figure the worst case scenario.

Seems like larger properties might be the sweet spot in large part because of the economies of scale, but if I (or when) I make a mistake it might be easier on a 100K property vs. 500K+ property so that is a slight reservation.
