A door lock doesn't function, four cracked windows, a broken door handle...those sound like issues the PM should have found during the inspection.When you get a lot of repair requests from a new tenant and they seem to be legit, I would recommend they spend a week or two getting settled, write down all the issues they come across, then send your contractor to handle everything at once.

When neighborhoods become clusters of rental units, they do have an impact on FT residents just trying to work/raise kids.   

I had already joined two other programs that didn't really work out the way I had hoped, so I was pretty skeptical.

Don't listen to proforma numbers on things that the prior owner couldn't do and you shouldn't pay the seller for your future efforts and hard work. 

Could this be the result of some type of maliciousness by those who work in the real estate industry?

It almost never works that way starting out.  

My purchasing power can afford me a house down there and I also work in South Jersey (Cherry Hill) and live in central jersey.

Hi Javier, the numbers look fine in terms of the purchase price, rehab, and ARV (depending on what kind of work you are doing).

You may want to try a couple of different approaches to see what works.
