I'm a realtor and I usually see the MLS I don't have experience as an investor.

When I first bought the building I did not know the difference of NNN or gross leases so I just copied and pasted the previous owners lease.

Regarding saving up for a bigger downpayment - what happens if prices keep going up?

Their brokers license is showing up on the state website as "Inactive" and so is his daughter's realtor license.

What do you all think are the pro's and con's of a 5 yr ppp in the mid 5% range vs 3 yr ppp in the mid 6% range.

I'm currently looking to acquire more deals and would appreciate any tips on finding legitimate private lenders.
