Contributions come from the outside, the income that the investment of the IRA generates (regardless if it is a real property or stocks) is considered investment returns and there is no limit on that.You can leverage the equity in the property any way you want, with self-directed IRA you can invest into virtually anything except collectibles, life insurance contracts and you also have to make sure that transaction of an IRA does not involve "disqualified person".

Both meet on the PlazaI would say seek out the events on the networking events here on Bigger Pockets, but the search tool does not seem to be working.You can also find a lot of the people who meet that have meetup groups, just be very careful of the virtual meetup groups as they don't actually meet but have webinars from time to time.

Virtually the only thing is non rule could be pratically applied for is comparing like properties in the same locations ( maybe even same street) and then it might reveal only the initial cash flow ratios in those same locations with same type properties.

I am sure there are plenty of commercial landscape companies that can bid that.. well I bet at least half a dozen in a 2 million metro like Vegas.. think of the companies that handle the casino's and or simply drive by some of the bigger apartment complex's and make note of the names on the trucks of those doing the landscaping.
