For me, it stresses the importance of carefully reviewing actual expenses, actual rental contracts, actual appraised value, and the conditions in the Note to ensure it meets your needs and expectations.Walk around the property at different times of day.  

I know and understand the stress though when you're dealing with a certain combination of cunning and crazy.

It may not be the right choice for everyone, but it is a great way to take the stress out of rehabs.I do all of this in a few markets and it works very well. 

Personally, it looks like you're stressing over maybe a $5 part,  so I wouldn't worry... remember-- you are the one who has the burden of proof, and you have to show it had a cover before, and you have to prove the cost of the cover.  

Less risk, way less time and stress, faster redeployment of your money.  

Many lenders seem to try to give overly optimistic idea of when something will be completed and that stresses the listing agents out because when that date comes and goes, they don't know what is going on. 

I value my time too much to be willing to stress over unexpected repair cost or something that could literately ruin my plan.4.

Had the sellers all buggered up and the sellers start filing complaints at the AG's office  its a mess. think this through put yourself in the sellers shoes.. what if the money does not come in as you think it should.. your dealing with folks ( your buyer) that paid too much or a home and or have not great credit (reason they are dong the deal) these are high risk buyers borrowers.Can't stress enough that I completely disagree with those above who advocate this for folks that have limited financial resources.. they are just selling their systems and or have not really thought this through and are only out for themselves. 

My wife was so stressed about it in the beginning with all the "what ifs", then she realized she didn't really have to do anything and that I would handle it.
