It sounds like there will be alot of common area space in that building.I'd check utilties closely if it's anything like the schools I attended, huge hallways, kitchen and dinning areas, library, school offices, dressing areas to the gym, etc.

But the nuances are vastly different.The nice thing about commercial is they are not taking the Fannie/Freddie standards and you either check those boxes or you don't (unless you are going with a Fannie/Freddie loan).

Property Tax in general is in-line with many other desirable areas in the US with an amazing exception for Agriculture land which is often only $100 per year on a $1m property.   4.I cant buy a 3/2 home in hawaii under $500k- False- Hawaii has a vast array of price options, of course you have the $20m resort homes.
