Our city has a Downtown Development Authority in place to encourage these types of projects, and the university near my desired location recently added new and bigger dormotories and added a new student center, so I'm sure they've upgraded surrounding utilities for those projects. 

We are nervous to let go of the control but also really sick of going there all the time because a tenant didn't close the refrigerator and thinks its broken, leaking shower, etc..

I could fairly easily take the NOI to $72,000 without doing any upgrades.  

It can be a simple excel formula once you have your P&L broken out by property prepared.

For example, in for service upgrades in ABQ, only 2 ground rods are required. 

Although, I always support anyone willing to upgrade their membership as the relationships and education are well worth the small fee that you can pay to give back......
