So prior to this text he and I had briefly chatted about investment rental properties because it was something he brought up and the conversation more or less was "this is what I'm doing as an agent because I have access to the MLS to see what's coming up before the general public and have you guys ever considered real estate investing?"

One thought I had is that: if you have that much equity but want to keep that Charlotte house, have you thought about getting a HELOC on the house to access the equity, but keep the asset?

They're more than likely working with investors, probably also invest themselves, and also have access to clients who might be trying to liquidate their portfolio for one reason or another.

They can help you understand exactly where the boundaries of the property are and verify that there's enough room to build what you have in mind.There can be other issues to watch out for too (wetlands, flood zones, perc test, access to utilities, the physical attributes of the land, etc), as I explain in the blog post mentioned above.
