I listened to a tea estate podcast where the guest homeschooled and he wrote a book homeschooling with his lifestyle of business and traveling.

We travel back and forth from both cities multiple times a month.

I am a minimalist with a wife and two kids but I can't put my way of living on my family, so having a cash flow will free me up to live my lifestyle in my traveling.

You can always get traditional roommates, or if you want to pull in a bit extra, look into renting to traveling nurses/other professionals.  

The sellers (who were the typical "alpha" attorneys) only budged $50k and we walked.Lots of time and money spent on legal fees, inspections, travel, etc.

I can pay cash or check but Only reason Id use the credit card is for the travel points.

I don’t own enough linens for all the beds in the places I book, and - even if I did - who wants to carry all that around with them when they travel.

Keep in mind the fact that you would need to travel to this market, so pick a place you'd want/need to frequent because it's either a good destination or you have someone to visit there.

Here's some details about me...I own a small business that pays the bills but is not getting me closer to retirement.My wife is a school teacher and we have 2 kids 12 and 10.I want to start investing in real estate so that after our kids move out my wife and I can enjoy traveling while also leaving a portfolio that my kids could build upon.We have some money in stocks so one strategy to get started would be to cash out.
