Once I have the capital, I'll start doing fix and flips.Wholesaling is the best place to start, like you said, because it teaches you to find the best possible deals.

Personally, I don't believe it's my responsibility or place, as a landlord, to try to teach my tenants a lesson based on MY values or principles.

I know a lot of gurus teach oh just jump in do it then youll learn as you go. to some degree this is true. on the other hand it seems foolish to jump into something without knowing at least enough to get deal finalized. just my honest opinion.

It's not because I'm an amazing teacher -- it's because I'm very selective about the people I mentor, and I know they're going to be successful, even if I don't do a great job teaching them.If I can weed out those who are unlikely to ever to a deal, why can't the so-called gurus?
