You committed mortgage fraud if you try and LTR the property.

I am taking the plunge and leaving my W-2 job (buying land for a homebuilder to develop into neighborhoods) to do some traveling and to commit to real estate investment full-time.

I think it is better to do things by the book and technically you are committing tax fraud by doing this although at this scale it shouldn't matter. 

I am also struggling with tenants wanting to tour the property before committing.

You really have to commit to that if you want off-market deals.

I have about thirty years' experience handling title insurance claims for various underwriters which informs my opinion that while there are situations where a title agent has committed fraud, this doesn't sound like one of them. 

We are definitely more cautious, since this unexpected situation not only affected us, it also impacted our relationship with partner owners and the trust and commitment we have built with them over the years.
