We have 3-5 big stable plant employers in that area and alot of the workers are forced to commute an hour+ due to the limited units in the surrounding area.I like to think it's my duty to supply that demand and secure my investment future.

The owners of the club are two very very sharp guys and hyper tuned into the local market.. to the point I would say they are experts in rental real estate and the laws surrounding it and the new rent control measures.ONe thing I thought was interesting when Mike gave short synopsis of the local market for MF and rentals in general he said that sales this year are down 50% ..

Is there any other current veteran investors in the area that can shed some more light on the full potentials of VA home loans i feel i am only scraping the surface. i get the main points of0% money down requiredno PMI requiredlower rateslower closing costs1-4 units max if purchasing multi-tenantand current VA loan limit is just over 400,000Any advice here would be appreciated and of course id love to start surrounding myself with other local investors because after all doing this alone is foolish. especially in the beginning.

It’s appreciated nicely over the three years I’ve owned it.I was planning on either selling this property and 1031 exchanging into my first house hacked SFH OR getting a line of credit out on the equity and using it as a downpayment for a house hacked SFH and keeping the condo to airbnb it, as the local airbnb market is strong.However, the plot thickened a few days ago when I received notice that a developer is planning to rezone the immediately surrounding area I’m in from urban to multi use.
