I live in North Charleston, SC so the market is hot right now and well out of my price range, but the investments into this community are going to raise costs even more and I want in now. 

My goal is house-hack a multifamily, 2-4 units in range.

But it definitely does help to get more bang for your buck in the 3-4 unit range.

She has a HELOC in her name with sufficient funds but she can't use that account since the funds can't be borrowed.

Her credit is around 660-670 range.  

Real Estate available via crowdfunding can range in scale from single family homes to $50-100M projects.

But from my initial DD, their estimates of repair costs and comps used seem to have wild ranges.

As far as specific areas it depends on your price range since the Coachella Valley is very diverse, you can purchase a property for about 300K all the way up to infinity.

And set it up properly so everyone is covered sufficiently.
