Once the 6 unit is renovated, I could then refinance and then subsequently refinance the 7 unit from seller financing to bank financing.  

Now, I'm going back to the drawing board and rethinking my strategy.

If we would all put in the extra effort there would be better data bases the credit agencies would be drawing from and we would have a better idea of who the tenant we are renting to really is. 

You'll find that a lot of Midwesterners just use their garage for storage of seasonal stuff, so it's not necessarily a huge draw or deterrent to have one vs not. :)The only time it might be an issue is if yours is the ONLY property without a garage.

I was referring to how the bank classifies the building structure, not loan draws.  

I learned a lot by working with her, and could have learned a lot more if we had worked together on subsequent deals.

In fact that is one of the main draws to wholesaling.

@Alex Yi to be honest, there is none more accurate than the other, almost all of them draw the data from the same source, its bound to give you 50% accuracy most of the time, are those the accuracy stats you are currently working with?

But the biggest mistake I see from newer investors in that space is their underwriting of the property at those inflated rents, and subsequently paying (above) top dollar for the property.What happens when that corporation closes their doors, the college builds their own housing facility, or covid19 all but shuts down airbnb rentals?
