Brand new, large scale multi-family projects struggle to achieve expense ratios that low, and they save big time on property management due to having salaried employees doing the leasing/turnovers/handyman stuff spread over hundreds of units as well as lower capex reserves due to being brand new.On a single family home, most investors use a 50% expense ratio as a general rule.

I think on the other edge of the sword, it’d be that much more important for the company to devote resources to community and property management since a difficult home life (especially one that can be more directly blamed on the employer) could lead to worse performance at work and potentially spread resentment quicker among employees.

I would be curious if vacationers opt to book shorter stays to make up for the increased cost of gas or if on the other hand, they book longer stays because they can mentally spread that increased cost of gas over more nights.I imagine a lot of it just has to do with who your average customer is.

Also, she states that when it rains, the dirt on the right side goes onto the walkway and causes mud to get into the house.My property management group suggested to spread gravel on the walkway (I also posted a picture for your review) to fix this problem.
