In my experience installers do not care if they put holes in roofs, nice wood floors etc.  

We want to take advantage of that.Any lenders out there interested in a solid deal like this?  

They have short form and desktop options that will provide you with a more solid value.

But the strategy is solid - this is one of my favorite ways to invest :) I'm doing it right now with a few deals. 

There is a lot of money available looking for deals from, solid borrowers. 

Messing with the glazing or wood trim, especially on old windows, will be much more challenging if it's your first time.

That said, could some of you with firsthand experience purchasing multi-unit residential property Please recommend solid brokers/companies for me to contact?

However, I think I have more solid thoughts and questions now.I really want to do buy and hold real estate investing.I have about 20K in a PLOC, a credit rating about to hit the 800's, and a monthly cash flow of about 2500+ I can throw into rehabbing.I have been looking at Baltimore City cheap housing and wanting to buy between the 5 and 10k range in which I know will be most likely complete rehabs. 

Sounds like she has/had a solid case on her hands so if they got away with paying only medical bills, they probably would have come out ahead.

I live in an area that gets a lot of tourism & winter visitors plus we have a couple events a year that book the hotels & vacation rentals solid.
