When I'm shopping for a home, do I want to shop for properties that the 70% rule formula spits out or do I want to shop for properties within my target price range but then offer the seller the difference for the repairs to the house?

This includes direct labor as well as indirect labor, such as time spent shopping for materials or time spent maintaining the property once it is for sale.

If so, probably time to shop putting your own in, and get it over with.

@Julie Verardi I'm not sure when the next BP meetup is, but it looks like there's a REIA event coming up relatively soon in NYC (9/9/15).I know quite a few local JC/Hudson County area people have talked online about getting coffee to talk shop, and I've spoken to a bunch in person that are on board.

Have looked at run down apt complexes in need of rehab, however by myself didnt have the funds/time to complete the project - will get there eventually.End game for me is to only have Class B+ to High class A residential rentals and a large percentage of commercial office, retail strip, shopping center and mixed use properties.  

For the short term, keep it liquid in high interest savings accounts, although the interest rates are poor if you shop around.

My goals are to open my own one stop shop for investors, with wholesale properties, lending, an agent, and attorney for closings and paperwork.

You are correct that shops like this do have more of an incentive to keep the repairs legit and prices tight.
