They are very easy to find and to shop. 

Type of neighborhood, access to highways & shopping/entertainment, all the utilities that will be included (even if they seem like little things) and any services you might offer as the landlord (Snow & lawn maintenance provided, 'FREE Heat', etc).

Neither renters nor buyers have the luxury of window shopping if they are serious about getting a place like in years past.

Smart move taking that route. 

Shop around with other lenders or mortgage brokers. 

I am shopping and will try to make higher budgets work so I can also attract higher quality! 

Giving up 30-50% is common, but if you can show you have successfully been able to do this type of deal (which you have), you may find people are ok taking some more risk on you.That is smart to take PM off your plate.

@Owen Thornton if you are shopping $100K duplex, you are looking at D class properties or very rural.

They should have smart locks with changing access codes upon checkout.

My initial thoughts are coffee shop and hotel, then watch the entire area take off.I'm curious if anyone has any insight on whom to target, how to go about targeting them, and what other metrics and information I should have on hand when the discussion is brought to the table.
