In regards to modular, I actually have been developing a fourplex that I plan to build several of in Spokane Valley, in a modular build style with Champion Homes out of Weiser, Idaho.

I know turnkey can get a bad reputation but there are several reputable providers there and if you hold them long term they can be good investments.I’ve done the DIY method and so far turnkey is better for me in my opinion anyways.

Make sure you get several quotes, prices for these in my area can vary quite a bit. 

I sent "I will buy your apartment" letters several times and never got a response.

I also know several owners in the area and have asked around to see if I could share a super with them for one of their buildings (esp if trash pickup is same day).Any thoughts on which route to go/where to start?
