At least 3X the rent (one of our local realtors requires 4X the rent if the FICO score is between 580 and 599).I once had a couple view one of my SFH where the rent was $700 a month.

I guess in the current market if you're gonna really score you need to be willing to accept a black eye or two most of the time.Is the seller carrying paper?

They're super durable, but you can still score and snap them with a utility knife (or use a saw, your choice), and they feel great underfoot.

From what my research tells me, most online lenders seem to be a few points lower in interest rate (and seemingly lower in the # of fees as well) but admittedly, I have only done basic searches for online lenders on sites like zillow and trulia and have NOT actually gone completely through the qualification process and/or received any GFEs yet.Since my credit score is "good" but still hanging on my pre-home purchase credit score criteria, I don't want to move on requesting actual quotes / qualification matters until I have a list of lenders/brokers I want to pursue first.

This is something I find important because many normal institutions around my area don't do commercial loans unless you have a golden credit score and can show proof of liquid funds to repay the loan back ten times over.I also hope this helps new RE investors keep their heads up when everything seems to be throwing you to the ground.

I remember being a little annoyed at the pricing at first- it's one of those where you download for free, but to really get the functionality you really need you have to get the "pro" version- but in retrospect it's a great deal.I love playing with the Trulia app but it doesn't really have as much info as the website version
