I was just wondering if anybody has experience renting 1-1 units I was offered a deal for a *5 plex 1. 2-1 the rest 4. 1-1 my my property manager said she currently manages 14 1-1 and she didn't have any vacancies so that's good she just said that it was harder to rent.

I can't really speak to your financing out of a FHA loan, but I'm curious as to what you feel has attributed to the large amount of appreciation ($111K if we use the low number of $480K) over such a short period of time, since you've only invested $20K since purchase on renovations?

I live in Georgia I am not sure this issue is covered in the hand book I figured I would float it hereI had a unit for rent in the first week of july say july 2, man came and said he wanted it immediately he had a good job drove a nice car was well put together. he had income verification statements He made a partial deposit of 300 no paper work just a receipt he was supposed to move in on the 15th of july on the 15th he came with another 200 which was the rest of the deposit but he said he didnt want to move in until augustthis didnt make me happy and as he stated there was nothing in writing forcing him to a july 15th move in datenow he states he doesent want to move in at all and wants his deposit back.I basically held this apartment for 30 days and now he does not want it,there was no written agreement but the rental application does stateThe following deposits are required: - security deposit of the first month's rent of 550.00 payable upon move inThe deposit will be returned to the Applicant if the Premises are not rented to the Applicant.

Yeah, I've got my paper.So, I got my data all set by the beginning of this week, and I've been spending the rest of the week getting my first 80 yellow letters formatted, printed, stuffed, stamped and posted yesterday (those out-of-staters I was talking about) and my first 360 mass-mailed postcards printed and aimed at my first target neighborhood today.

I've closed some deals with wholesalers on 1 page contracts just the same as longer ones.As long as you have sufficient verbiage to allow for due diligence or option periods as well as the seller allowing proper access to the property for buyer final approval I think you should be fine.
