I'm concerned that when the property is assessed as a business it'd appraise lower than it'd when assessed as a residential property using comps.

Hi,I was wondering if any of you have a good rule of thumb for estimating property taxes and insurance costs for residential listings?

Having a third party in the transaction that doesn't have an emotional attachment is ideal, because they bring a dose of realty and keep other parties in check.

This doesn't mean you shouldn't replace it and upgrade the wiring, especially if you're having problems with it.Would highly recommend hiring a master residential electrician, not commercial, and have them give a complete writeup of what is wrong. 

I have built a great team for my SFHs which include a great lender, several residential brokers, a real estate lawyer and maintenance folks.

My partner and I were currently in the process of obtaining a residential mortgage to buy a duplex, but my lender threw a curve ball at us, and told us that he wouldnt be able to count the rental income towards our overall income, which resulted in our DTI being too high.

Residential will also use a gross rent multiplier, which I would say could also be weighed into the valuation for this property.
