I DO NOT want to go I to this uneducated in the least bit and waste a potential investors time and potentially damage my reputation.  

Klamath Falls, down the road a piece, has the same, unenviable reputation...despite the fact that, geographically, both towns have STUNNING scenery and outdoor appeal.  

There is a demand and that demand is for reputable wholesalers.

On top of the fact that, even in a community that had a residual reputation for maybe being a little bit snake-like (thanks gurus), most people were genuinely pretty amazing and (to me) super knowledgeable about real estate.

My best recommendation from my experiences is start out wholesaling real estate, it requires very little money to put on & risk, & as you build up your portfolio of closed deals, you build your reputation in your local industry.

You have raised some issues that I had not thought of, such as the legal aspect of being found negligent and the simple matter of the law prohibiting breaking and entering.The block is on a busy street that is generally incident-free but our city has a reputation for a high crime rate and many people live in fear of break-ins or attack.
