You and your agent need to think strategically about what an all cash offer really represents to a seller.

Ive factored in 3% for closing costs and I will be representing the sale of the home as a realtor.

@Mitch Tossberg-WilsonMy recommendation is to have your agent representing you give you the estimated value of the home.

This helps the seller.And since you're representing both the seller and buyer, you get to keep the whole commission which is like getting two commissions!

Typically buyers elect to have their own agent represent them.

I imagine being able to negotiate better deals, represent myself, etc, but not sure if this is worth it.Thanks, Danny

I think the lower costing places like North Carolina, Idaho and Texas are not so low costing anymore, but represent the freedoms people are looking for.
