If you can plan accordingly and raise the rent (if it is possible) you can refinance after 2 to 3 years and  can pull back your down payment after refinancing by either raising the rent or property appreciation.

The seller provided the rent income history and all four tenants for 4 apartments are late and have been late in the past. 

Monthly rent in the ~$1.5/sqft range.

This is the problem with people that want to buy properties to Rent and try to make Money without any knowledge. 

Currently i am remodeling my investing propery to hold and rent, I am planing to start with BRRRR method. 

I'm debating selling or renting. 

Ideally, I wanted to buy a property without a loan and do the BRRRR method, do to not many decently priced properties in the area that have some potential to remodel or add an addition to for adding more value to the property then cash refinancing after renting to move on to the next one.
