Every day I see ugly paint and light fixtures that prevent a unit from renting resulting in vacancy and lower rents.

Some good things about condos are they cost less than homes, they often offer amenities like a pool and tennis/Pickleball courts, the monthly fees may include water, trash and some CAPEX like roof and exterior painting.  

The property just underwent a 50K renovation (foundation, roof, bathrooms, kitchen, flooring, paint, pretty much everything but the AC).

Of course the rehab estimate may have been a little high but we're talking 4900 sf of paint and floors, 4 kitchens, 4 baths, a built up roof, upgraded electrical, plumbing, furnace and a 117 year old building.

Maybe you can get the seller to do 100% owner financing for 5 years and get people in the community, that work in different trades, offer labor for free. things like painting etc.

Last time I heard around a year ago, Denver area was selling foreclosures at 0%-10% below FMV, and not in the completely destroyed worst-case scenario that you are painting.

.$2,450 replace or repair missing and damaged drywall, patch, sand, and paint flat white with glossy baseboards, trim and doors.$550 for a new microwave and frig.Just a tad under my 8k estimate to rehab.

Now they are faced once again with getting the property into renting condition, carpeting, painting, etc. and if they had their druthers, they'd druther not.Another potential source for owner financing is cruise the neighbohood you want to buy in and look for vacant/abandond properties.

I don't want you to send in a Painter to paint the walls WHILE I am trying to clean the carpet, and then ask me why that's not a good idea.
