Additionally, you are not hitting anywhere near your total VA benefits so if this is your first VA loan you can use your second tier benefits on your next place.

Yes they will do traditional 30 year for single family homes or anything up to 4 units as long as you stay under ten mortgages total.

They're not down for owner financing... i've spoken to a couple banks and they don't see the value in the purchase because they said they need a valuation on the property alone and not with the connecting properties (makes no sense to me) so now I've turned to Bigger Pockets and I need some suggestions.Breakdown: 1 Neighbor wants $1.3 million and the other i can get for 900k  both of these + my land brings total SF to around 18k+ sf of land. projects in the area have sold - just land value for approx $300/sf  this lot would be far superior given the location and it becoming a full city block... 

If they are serious they will show up if we had to rely on confirming they were not serious anyway.

In total I have about $110,000 into the project.

I have an opportunity to purchase 21 apartments scattered across multiple buildings ( 80 total in the complex).

That totals more than $2100 for the laminate replacement.  

I generally view portfolios of houses as just a bunch of houses and want the total to be in my 75% ARV range or better.
