@Mike DawsonBOI needs to know the owner of the entity so yes it’s you who has to file and provide your id if you own the LLCThe common misconception with Wyoming LLC’s is people think they are hidden it if you do real estate most forget that if you sell a property or get a loan, that document is recorded and your name is all over it - so it’s super simple to find out who owns it.

I don't know much about real estate so I need guidance on whether to look for a single-family home, a town home, something near colleges, etc. given that I will have a very limited budget.

Landlord/tenant law varies state-by-state, so I would recommend speaking with a local real estate attorney.

It's pretty one sided.During their "inspection period" they will list everything wrong with the property, "real or imagined" and try to get you to reduce your price.

Generally "multifamily" in real estate will tend to mean 5+ units, but if looking for 2-4 units your current options that you listed are pretty good - but would not apply to anything bigger by unit count

I feel like since real page bought them out it has gone downhill.
