They would respond rarely but I could tell we were progressing but not at a rapid rate.Another lesson: I quickly learned that the banks had very little motivation in the assumption process.

You run a couple risks here - one you miss your window, two you hold it too long  that you miss your tax benefit and three if this property is appreciating this rapidly, it is likley (keeping in mind I know nothing about your market) that lower price homes are increasing in value at the same or faster pace.

The areas I find interesting are the ones that are rapidly appreciating, for example, south of Downtown, south of the Clock Tower.   

I created this list about a year ago so the quality of these areas have probably changed as Memphis is rapidly growing.

The value of college is rapidly deterioating, attendance is dropping and costs will only accelerate their growth curves and this will only cause things to worsen when the entire college industry is taken into account.
