So aside from some stress and need for speed, this is like any other deal. 

In quality control this is know as a fail/pass test as opposed to a quanititative or qualitative test, which tend to be a lot more complicated and are usually done by engineers and then benchmarked against tolerances.

Use a quality skip tracing company and get phone numbers that way.

An exception would be smaller tenant paying below market rent on A quality dirt where if they went out of business we could release to a large regional or national chain at considerably higher rents and sell at a lower cap rate because of new tenant quality.

I’d only buy performance models, I need acceleration more than top speed.

I do manage my own property for now, and I do not have an electrician on speed dial but I assume a 5 minute local google maps search would reveal the best in the area to the PM.

Whether you use hard money or private money speed is the game.  

The infrastructure is bad as you would expect, but you can build something custom and nicer with better quality.
