I plan on using DSCR loan and have a pre-approval.

For that reason, I am planning to list it myself vs. using my broker and paying a fee.   

If STR regulations come to the area, my plan is to do MTR and while it is not as much revenue as STR, I should be able to generate a decent return over a 5 year minimum hold. 

We have separately been involved in investment real estate for several years, and we are now planning to start a new business together with intent to invest in long-term multi-unit rental properties in the Carolinas. 

There are downpayment assistance programs in CA that are in play.

I am planning on changing that this year as well.

TIA all opinions welcome I’d start with talking to the planning department of that municipality to see what the property is zoned for and what the allowed uses are in that zoning. 

My plan is to purchase single family homes and rent them out using the BRRRR method.  

(Most homes have been turned into str) The zoning should be changed by the end of the month.Our plans is to build 34 2/1s, 5 2/2s and 5 1/1 loft style apartments.
