Most private lenders will do only do a max of 50% on land and most have a min amount that they are willing to loan.

This area is slated for a whole new River Corridor development plan, with flashy new parks from the town and great plans for private sector development.This site has a MINIMUM recommended residential density of 17 dwelling units per acre x 1.4 = 24 units minimum.  

If you put 20% down on purchase and rehab go with private money to close quick.

Once you set specific goals on what you want to do within the Condo or Investment sector (i.e. wholesale, fix and flip, buy and hold, etc...), there will be a plethora of people here on BP to help...good luck!

We're also flipping in the low price areas like Tacoma, Lakewood, Spanaway, etc.I am looking forward to the next crash because then you can get deals left and right if you work with liquid cash, private money and hard money.
