In particular order other investor friendly inspectors I've used and been happy with are:Colby Neal of  Pinnacle Home Inspections, IncChris PerryJim Bobbit of American Home Dream Inspections PM me for their contact infoJust remember their primary purpose is to catch safety/compliance issues and not to advise you on what needs to be fixed, if it's a good deal, or be an expert on any major component of the house.

I understand that there are exceptions to this if the tenant is active military or if the housing does not meet safety standards.

@Michael FureyPlumbing:Check for leaks and other signs of water damage, such as water stains on walls or ceilings.Look for rusty or corroded pipes, which can indicate that the pipes are old and in need of replacement.Check the water pressure to ensure that it is adequate.Look at the condition of the septic or sewer system to see if it needs repairs or replacement.Inspect the water heater and other appliances that use water to ensure that they are in good working condition.Electrical:Check for frayed or damaged wires, which can be a fire hazard.Look for overloaded circuits or outdated electrical panels, which may need to be upgraded.Inspect the condition of light fixtures and switches to ensure that they are in good working condition.Look for signs of wear and tear on the electrical system, such as scorched outlets or outlets that don't work properly.Confirm that there are enough outlets in each room to meet the current standard.Make sure the grounding system is present and efficient to guarantee safety against electrical hazards.It's also important to keep in mind that an old electrical or plumbing system may have to be brought up to code before you can sell the property.

The safety rating on trulia is about 45-50% for this area, so it's not like im buying in detroit or hunts point where you can't walk down the street.

I've also never lost money for my investors since I started raising money from investors in 2006.Part of the reason for my success even during the recession is being highly selective in the deals I acquire with 30-40%+ IRR (or better).Some syndicators, some of whom have acquired even more units that I have and those who are OK with 15% project IRR...have not been through the Great Recession.So having a big margin of safety, as Warren Buffett would say, is necessary to survive and thrive in this business.
