I'll just throw out that you can go to the Flip2Freedom site and listen to the podcast on "generating $5K in the next 30 days", as it walks through step-by-step on pulling a list and executing an initial campaign.

Go on a real estate site and look at lots for sale in the area.

Somewhere on the site there is a screening service offered through bigger Pockets I believe.

I, too, am amazed at the wealth of information on this site.

I also found sites such as propertyshark and homeinfomax that also provide details.

The worst thing you can do as an investor, IMO, is to buy bad deals because you believe you need something now or because you think there's nothing else out there.I hope that helps.Welcome to the site and congrats on that first profitable deal.

so im new to this site as well as to the investing game. i currently own a property which is rented by my property manger ( my real estate agent). im earning a positive cash flow since it was purchase paid in full no mortgage.
