My suggestion would be to select someone with the most forum posts or most reviews.

@Thomas Beard I know this diverges from the intent of your post, but I think there’s a valuable lesson for other investors to learn from your story.

There is no personal loan for non owner.Loans are organized like this for non owners:1-4 can be a conventional or government backed or DSCR or bank statement loan- lots of variety in products.

The other options include: -moving into the property for a year to qualify for loan products such as FHA or conventional.

Education Includes determing your best investment strategy, real estate strength & weaknesses, current and projected real estate market, and coming to understand what you don't know.Bigger Pockets is a great place to learn through blogs, posts and contacts here.
